Family Room - Before



This family room boasts great architecture and light.  Unfortunately a prospective buyer will not see past the college student decor.  It feels dark and dirty.

The original owners of this ranch style home, built in the 1980's, had sold all their furniture and accessories before their big move to their new home.  Empty (except for the lawn furniture serving as seating), this room feels dated, and cold .

This is a wonderful room with already neutral walls, built ins and gorgeous hardwoods.  However leaving this room as is would risk the chance that buyers will overlook its great attributes and focus on the distractions such as the amount of furniture, dark decor and personal accessories.  In addition,
the seller tried to create a cozy atmosphere by arranging the furniture in such a way they didn't realize they blocked the flow from the entry way into the room rather than "inviting" the buyer/guest into the room. 









Girl's Bedroom - Before



Very sweet but very busy.  Buyers want to see a room they can envision their own belongings in.  As is, it is hard to focus on the room.  Their attention is getting drawn to the colorful toys, not the high ceilings and spaciousness of the room. 








Family/Media Room - Before



This family room has ample built in bookshelves and storage  - a huge selling point we want buyers to notice.  However a potential buyer is likely to be distracted by all the excitement going on on the bookshelves, including all the personal photos and trinkets.
  The room feels cramped and buyers maybe turned off by the perception of little space.























Master Bedroom - Before



This spacious master was in need of a face-lift!  The bedding did not feel warm and welcoming and the dark red the curtains made the room look dark and dreary.

Make-shift storage and TV stand does not give buyers the vision they need to imagine themselves living
in the space. A bedroom should romance
the prospective buyer.



Dining Room - Before



One of the first rooms you see upon entering the home, this spacious dining room is empty and cold.  Buyers will have a difficult time envisioning themselves enjoying this space.  And since it is the first room that welcomes you into the home, buyers will have a hard time making that immediate connection that hooks them and makes them excited to see the rest of the home.

Dining room/ playroom/ office.  All too common we see the multi-use dining room space.  This is fine when you are "living" in your home, but when selling your home...the room should reflect the original intent of the space by the builder.
  In this case - it's the formal dining room and the first room you see when
entering this home.




Office/Den- Before



All too common is the 3rd bedroom used as a storage space with no real purpose.  It has great closet space, yet square footage wise was very small. We needed to create a purpose for this room.




Boy's Room - Before



This room has some great architectural attributes including beautiful windows, built in desk area and vaulted ceilings
.  The bright green wall, while a great accent color for "living" in the space, may not appeal to every buyer.  In addition, the many accessories and busy bedding add to the distractions and don't allow buyers to immediately connect with the room.





Kitchen - Before



This is a fabulous gourmet kitchen.  Unfortunately right now it lacks, personality, a focal point or something that helps to highlight the high end architecture and attributes.






Hallway - Before



Though neutral and a blank slate, the wall that greets you here as you walk up the stairs to the second level living space is unwelcoming and cold.
  Hallways are the "forgotten" but important transitional spaces in a home (They keep the feeling going and tie the rooms together).

Hmmm.....I don't get it either.
So neither will potential buyers!








2nd Bedroom  - Before



 
The bachelor's space for guests to stay the night will not make potential buyers want to spend any night here!

I do not have true "before" shots of these spaces but the results are worth showing!





Family Room - After




With a little TLC, rented furniture, and inviting accessories, this space was transformed
from bachelor pad to family retreat
.

The room was re-painted with a beige that added a great amount of warmth to the space.  We brought in contemporary furniture to give this dated home a modern lift.  The light colored, upholstered sofa and matching chair (not shown in photo) is a wonderful contrast against the dark trim and wood floors. 
We added a floor mirror and additional lighting to give the perception of more space (along with the smaller scale furniture) and brighten the room.

Family Room - After



First thing we did is brighten up the room.  We replaced the curtains with sheerer ones to allow more light to come in.   In addition we softened up the dark leather furniture by adding a variety of light and complementing patterned and textured throw pillows.  There weren't many options where to move the furniture, however we removed the brown pedestal table and moved the beautiful shabby chic chair to the opposite side, opening up the space.  We added a white coffee table (borrowed from another room and painted it), a new area rug (in place of the dark one) and an attractive fireplace screen to give a finished look. We removed all personal photos, removed items from and rearranged the bookshelves (using only items that reflect the new color scheme). The mantle was cleared and rearranged and is now a beautiful focal point of the room.




Girl's Bedroom - After



First order of business, we cleared out and packed up the toys. We added sophistication to the room by replacing the toys with feminine
accessories that blend in and complement the current decor including little floral suitcases and flowers on the dresser, a set of 3 mirrors over the chair next to the bed and some custom wall art creating a sweet garden theme.  New pillow shams and throw pillows were added for a complete look.  The room is now simple, soft and inviting, allowing buyers to easily focus on the room and its spaciousness.



Family/Media Room- After



Since the bookshelves (along with the screen) is the focal point of the room, we want to get them noticed (not the stuff in them)
A few strategically placed accessories will draw the attention to the built-ins that we want,without distracting the buyer.  The room feels fresher and more spacious, allowing buyers to imagine themselves gathering as a family in this space rather than getting hung up on the stuff in the room.

Remotes,and magazines were cleared off the coffee table as well as the Rock Band accessories and large plant in the far right corner.  This not only eliminates clutter, it allows the buyer to have an unobstructed view  of the gorgeous backyard and pool (another major selling point).

The remedy?
  We changed the curtain rods, replaced the heavy red curtains with a light and airy white panel (to be pulled open during the day to let in as much light as possible.  We added a neutral comforter set boasting a more modern color scheme and inviting accessories.  Nightstands for added storage and additional lighting gives us a functional and romantic touch to complete this space.

We brought in a dresser for storage and to give buyers perspective on how their furniture will work in the room.  We added a vase of fresh flowers to create the warm fuzzies we need to get buyers to feel connected to the space.




Dining Room - After



By bringing in a 6 guest dining room table we were able to show off the size of this spacious dining room (with room to add a leaf)! We dressed the table and brought in custom art work and a centerpiece to welcome our buyers into the home.

First order of business was to remove all the toys and office equipment.
The coffee table (that was under the window) was painted white (re-purposing it into the family room), the rug was removed (and sold!) and large the table from the kitchen was brought in.  The two personal portraits were removed.  A custom piece of artwork was added above the china cabinet and voilà!  We have a cozy and sophisticated dining room anyone would love to gather and dine in.



Office/Den- After



Understanding that the buyer for this particular will most likely be a first time home buyer (single or starting a family) we chose to make this space a home office




Boy's Room - After




Toys were cleared out, some furniture removed from the room (not seen in this shot) posters taken down and desk nook wall color painted white to neutralize yet contrast from the light gray walls giving this room a neutral fresh look.







Kitchen  - After



After clearing the clutter, accessories were placed to create warmth and strategically draw the eye to the highlights of this gourmet kitchen- the 5-burner stove, the tall and very spacious cabinetry and the granite counter tops.  Flowers and classically set breakfast table romance the buyer and brings their attention to the over sized island.  Who can resist?



Hallway - After



A mirror (moved from one of the children's rooms) was hung along with a shabby chic shelf.  A vase with white roses was added to the shelf creating a welcoming scene upon entering the second floor living space.



Master Bedroom - After



We revealed the wonderful window that overlooks the backyard and added
silk window panels to frame and dress them.  The King size water bed was removed and replaced with a smaller queen size bed (to give the perception of more space) and was re-positioned to an adjacent wall.  We added new bedding and created a head board using the same materials as the curtains.  A dresser and night table were brought in with the addition of fresh flowers and new lighting.


2nd Bedroom - After


The queen size air mattress that was taking up this space was removed and a twin bed and bookshelf were brought in to create a child's space in this 3 bedroom home.   Simple accessories give buyers the purpose of this room and help them envision their child living in this space.



Master Bath - After


This space was in need of new/ coordinating accessories and a sweep of personal toiletries. Chocolate and silver-sage accents make this a showroom perfect master bathroom.

Once the dresser was cleared of personal trinkets and replaced with a couple of candles and a few complementing accessories, the room began to take on a life of its' own.  The duvet was already there, but a few new sophisticated pillows made this now classy room luxurious and inviting.


Master Sitting Area - After


This space was bare.  Hard to imagine its purpose.  By adding two formal chairs (from another room) and a table, we created a serene sitting area.


Game Room - After


Believe it or not, this room was full of toys, books and crafts.  They're still here!  Just put away in a special place!  The addition of sitting space gives this room dual function as a media room/game room.  The bright color chairs give just the right punch of color to make this space pop!
