What to expect at your Consultation
Home Staging:
- We'll begin by scheduling a 2-4 hour comprehensive consultation (varies on size and condition of the home). I will walk with you through each space of your house using a critical buyer's eye and the objective view of a professional stager. A comprehensive "to-do" list detailing specific solutions (such as paint colors, lighting fixtures, furniture arrangement, etc.) to your problem areas to
prepare your house for sale will be created. This also includes the exterior, attic, basement, and
garage.

- We'll address potential issues commonly overlooked by the homeowner such as cracked ceilings, chipped baseboards, dated hardware, etc. In detail, we'll identify ways to re-organize and see your belongings in fresh new
ways, choose colors that enhance your room's show-ability, and create better flow from room to room using furniture and
accessories. Where necessary, we'll discuss new items such as
furniture, art and window treatments that should be added or changed to
enhance and complete the space.
- At the end of your
consultation you will have a complete detailed plan, telling you exactly
what is needed to transform your home to be "show-ready". We'll prioritize and guide you on the best way to get the work completed.
- You decide what you would like to tackle on your own and what you would like Niptuck Home Staging & Re-design to do for you. Potential costs for specific staging elements
(such as new items like shower curtains and towels to flowers and candles as well as potential rental furniture, art & accessories) are itemized out to further help you decide the complexity of
the job that best meets your needs and budget.
- If you choose for Niptuck Home Staging & Re-Design to do some or all the staging for you, we will schedule a "working Day" to come back and complete the job.
With a nip here and a tuck there, Stefanie will set the scene for buyers to fall in love with your house
Re-Design:
A re-design consultation works similar to a home staging consultation with one very big difference...we are decorating for you. We'll focus on identifying your personal style and what inspires you. We'll help you re-discover your home using the elements of re-design, re-purpose and re-arranging.
We strive to use as much of your own belongings as possible, adding a few things here and there to complete your space. Sometimes when a homeowner has lived with something for so long (memorabilia, furniture layout, decor) it's difficult to see those things used in other ways. Without the emotional attachment, Stefanie can objectively develop a plan and create a more beautiful space for you to live.
Makeover Services
Vacant Home Staging*
Vacant houses tend to stay on the market longer than furnished homes. Buyers most often just see the "house" and find it hard to envision how their things will look inside it. They start to second guess the space for instance, "Is this where a kitchen table would go? Where would we put the TV? Can our bed fit in this room? What would go over there? etc." Because there is nothing else for them to divert their attention to, they will also notice more imperfections in the structure of the house like cracks in the walls for example. Empty rooms lack perspective, feel colder and make an emotional connection more difficult to achieve. Buyers also get the impression the seller is desperate and many times offer less money as a result. By use of rental furniture, art and accessories, we'll assist potential buyers in visualizing the space as their own. Filling the space with furniture and accessories will help the buyers see how the space works and will showcase your home's best qualities.
*Niptuck Home Staging & Re-design rents (and purchases) from a variety of sources rather than maintaining our own supply of furniture and accessories. This benefit assures that your space is unique and tailored accordingly and not limited to an "on-hand" supply that will show up in another home or may not be appropriate to your home's overall "feel" or target market.
Occupied Home Staging
The way you live in a house is different from how you sell a house. We will help you prepare your home for sale with the critical eye of a buyer. We'll go room to room and help you de-clutter, re-purpose, and re-arrange your belongings to best showcase your home. We understand that it is difficult to maintain a show-ready home while living in it while the property is for sale. Therefore we also help make the process of selling your home a pleasant experience by providing ideas on how you can live comfortably and keep your home show-ready.
Personal Shopping*
We always try to use most of your own furniture and accessories, though sometimes it's necessary to bring in other items to complete a space, or for home staging, further enhance your home's "show-ability".
Some people find it difficult to pick out or find the perfect items. Let us do the shopping for you. We frequent the stores often to check out new trends, sales and to shop for other clients. We know where to go to find great items that we need at affordable prices. We're experienced at putting it "all together," and best of all... you get our designer discounts.
Remote Staging, Re-design & Event Planning
You don't have to be local to benefit from our services. We can still
provide you with the same quality plan of ideas and solutions no matter
where you live. Just send us detailed photos of your challenged spaces
or talk to us in detail about your next upcoming event. Near or far, we
can help make the transformation happen for you.
Organization
Sometimes life just overwhelms us and our homes reflect the chaos we're experiencing. We'll help sort through your belongings, identifying the keepers, purging the clutter and creating a system to restore order and harmony in your home.
Open House Preparation
Don't stress over the big day! Hire us to take care of all the final details from emptying the trash pails to purchasing and arranging the fresh floral arrangements. We'll make sure the curb appeal, lighting, furniture placement and accessories are picture perfect.
